Subletting
We are quite restrictive when it comes to subletting, but if you have received a fixed-term job or are going to study in another location with plans to return, we may approve you to sublet your apartment for a period. A longer stay abroad can also justify subletting. You always need approval from us before you rent out your apartment. Contact us for more information.
Transfer of Tenancy
Tenancy law gives a tenant the right to transfer their lease to close relatives. A condition for the transfer to take place to a close relative is that they have permanently lived with the tenant for about three years. We carry out the same assessment of payment ability as we always do for new tenants.
Moving
If you want to move, it is important that you terminate your apartment three full calendar months before the planned moving day. Contact our Customer Center for information about termination and move-out inspection. You are obliged to show your apartment to those who may become the new tenants. They will contact you by phone, and you together decide on a time when they can come and see your apartment.
Cleaning Before Move-Out
Just as you would like your new apartment to be freshly cleaned when you move in, the person moving in after you probably wishes the same. So, make sure to clean the entire apartment thoroughly. If you haven’t cleaned properly before the move, we will need to hire a cleaning company, and you will receive a bill for the cost of their work. If you are unsure about what is required for a move-out cleaning, you can contact us for written instructions. A good rule of thumb is that the apartment should be in such good condition that whoever moves in after you can approve the cleaning.
Inspection
We conduct an inspection before you move out. We will contact you with a date and time. If the time does not suit you, just call us and book a new time. If you are not at home when we arrive, we can use the master key, provided you allow it.
After the inspection, you will receive a copy of the report sent home. If it states that we have made certain remarks, in most cases, you can choose to address the issues yourself. But you can also get help from us, but then we charge for the work and you will receive an invoice for labor and materials. If interior doors or cabinet doors are damaged, we do not approve plastering and hand painting; instead, the door or cabinet needs to be spray-painted at a workshop.
A few days before you move out, we book a new time for an inspection where we check that the issues are addressed. If there are still remarks on your apartment after the second inspection, you will receive an invoice for the cost of us restoring damages and issues. When we charge our tenants for damages and insufficient cleaning, we use the price list from the Swedish Public Housing Association.
