Elevated standard or rent discount? You choose. According to TRM (Tenant-Directed Apartment Maintenance), you as a tenant can choose when your apartment should be wallpapered or painted.
Everything related to ‘Tenant-Directed Maintenance’ can be found here on kfab.se when you log in to My Pages. At the beginning of each year, we update our offer to you as a tenant. On My Pages under the section ‘My Agreements/Tenant-Directed Maintenance,’ you can see what maintenance is planned for your specific home for the coming year. If you decline the planned maintenance, you will receive a rent discount.
Normal maintenance included in the rent
- Painting and wallpapering occur every 12 years.
- Kitchen cabinets are repainted every 12 years.
Agreements where you as a tenant decide
KFAB has entered into an agreement on TRM where the terms have been developed in collaboration with the Tenants’ Association. The agreement means that our tenants have greater freedom of choice. It applies to living rooms, bedrooms, halls, and kitchens.
You choose when we repaper
As a tenant, you can choose whether we should repaper every 12 years as we normally do, or if it should happen more often or less frequently. For a one-time cost, you can have new wallpaper as early as next year even if it hasn’t been twelve years since the last time. Contact us at KFAB if you are interested in so-called ‘Early Maintenance.’
You choose the wallpaper
You get to choose the wallpaper yourself. We have a standard range of wallpapers to choose from.
Decline the planned maintenance and receive a rent discount
If you are happy with your wallpaper and it’s not too worn out, you can choose not to proceed with a planned renovation and instead get a rent discount. How much the discount will be is shown on My Pages under ‘Discount SEK/year.’ If you choose to decline the planned maintenance, you don’t need to notify us. If we do not receive any response from you about wanting painting or wallpapering, you automatically receive a rent discount. The discount is paid out in January the year after the maintenance year. You can only get a rent discount if it has been more than twelve years since your home was last painted or wallpapered.
Maintenance performed earlier than planned
In the offer for planned maintenance in your apartment, you can also choose something called Early Maintenance. This means that we carry out maintenance work in your apartment before twelve years have passed since the last time. You will then pay a one-time cost. In your offer on My Pages, you can see how much it would specifically cost you if you choose to have maintenance earlier than according to KFAB’s maintenance plan.
If you change your mind
No problem! If you chose a rent discount this time instead of maintenance, you will receive a new request next year. We will return with such a request every year as long as the offered maintenance is not carried out.
If you forgot to place your order
Then we will not perform any maintenance in your apartment. This means that you are automatically included in the rent discount that is paid out in January the following year.
Important exceptions from TRM
Tenant-Adapted Apartment Maintenance gives you as a tenant much more say than before, but some maintenance still needs to be carried out and is therefore excluded from free choice. You do not have the right to abstain from such maintenance that we deem necessary to prevent damage to people and buildings. This can include maintenance that prevents fire, moisture, and mold.
TRM is an agreement concerning Tenant-Directed Apartment Maintenance and the terms are negotiated with the Tenants’ Association.
