KFAB strives to create security, well-being, and prevent unhealthy living conditions in their residential areas. KFAB further aims to fulfill the wishes and needs of their customers regarding housing to the best extent possible.
Application
To apply for an apartment, you must be registered in our housing queue. Registration is done on our website, kfab.se.
You can register from the age of 16. Partners can register as co-applicants.
Housing seekers express interest in available apartments that are published on our website.
KFAB strives for active seekers in its housing queue, which is why queue information must be updated at least every twelve months by logging in at kfab.se. If not updated, the seeker is deactivated.
Registration and updates can also be done by contacting our Customer Center.
Rental at our place occurs in two ways
Through queue system – you collect 1 queue point per day from the day you register in our housing queue on our website. The housing seekers with the most queue points are offered a viewing of the apartment. Applicants who accept, who have the most queue points and who meet the basic requirements, are offered to sign a rental contract. If the applicant does not submit proof of income etc. within the prescribed time, the apartment is offered to the next person in line.
Housing Direct – refers to apartments where there is currently no active lease. The apartments are available with a flexible move-in date where applicants do not need any queue points, but the principle of “first come, first served” applies. If you meet the basic requirements, an agreement can be signed directly.
Upon signing the agreement, you retain any queue points.
Apartment Transfer
The lease for an apartment cannot be transferred to someone else without the landlord’s permission. However, the tenancy law allows us to approve a transfer under certain circumstances. In the event of death, a spouse or cohabitant may take over an apartment that has been their shared home. The apartment can also be transferred to a related person. A related person can, besides a spouse or cohabitant, be a relative. An apartment cannot be transferred to a lodger.
To transfer the apartment, you must demonstrate special reasons. Special reasons may include divorce or separation. A prerequisite is that the related person has permanently lived and been registered in the apartment for at least three years.
The transfer is approved only if you no longer intend to use the apartment.
Priorities
In special cases, we can give priority for an apartment with us. You must apply in writing for priority and meet certain requirements.
When applying for priority, contact our customer center or fill out the industry priority form available on our website.
Priority may be granted in the following cases:
• New relocation to the municipality due to work, a work certificate from the employer is required.
• In the event of separation. Only applies when cohabiting in an apartment rented by KFAB.
• Medical priority, a certificate from a doctor or the municipality is required.
Apartment Supplements
Supplements to the apartment contract such as storage, garage, and parking spaces are always billed together.
Criteria for Approval
Basic requirements for signing a rental contract:
- You must be at least 18 years old.
- The person signing the rental contract must live in the apartment.
- You must be able to demonstrate reliable payment capacity.
- You must not have any rental debt.
- You must not have any payment remarks in the past twelve months.
- You must have good references from previous landlords.
- The number of residents must comply with the norm, with a maximum of two people per room.
- You must have valid home insurance at the time of moving in.
Reliable Payment Capacity
Disposable income must be at least twice the monthly rent and must be verifiable with documentation. Upon request, income must be verifiable 3-6 months after the contract date.
Income includes:
- Salary from employment
- Income from capital
- Pension/activity support
- Parental allowance
- Study grants/student loans
- Unemployment fund with at least 200 days remaining
- Child benefit
- Housing allowance
- Maintenance allowance
For applicants with maintenance support, approval can occur if a municipal guarantee is signed for the lease contract for 12 months according to a special agreement with the municipality.
A special agreement can be made with the municipality for renting for social reasons.
For applicants who cannot demonstrate reliable payment capability, a guarantee commitment may be made in exceptional cases.
Debt and payment remark
You should not have unsettled rental debts to KFAB or another property owner. Nor should you have unsettled debts of any other nature with the Enforcement Authority or another creditor.
A credit check is conducted on all applicants considered for signing a lease contract. To sign a lease contract, the applicant should not have any payment remarks in the last twelve months. If there is a payment remark older than twelve months, it should not be significant. Example of less significant payment remarks can include parking fines, small mobile loans, or unpaid TV license.
Limitation of the number of residents
To prevent overcrowding and for precautionary reasons, the following limitations apply to the number of residents in KFAB’s apartments:
- 1 room and kitchen < 49 square meters, max three people
- 2 rooms and kitchen < 70 square meters, max four people
- 3 rooms and kitchen < 90 square meters, max six people
- 4 rooms and kitchen < 110 square meters, max eight people
- 5 rooms and kitchen < 120 square meters, max ten people
Category Housing
At KFAB, there are three different category housings – senior housing, safety housing, and youth housing. To apply and sign leases for apartments belonging to category housings, special rules may apply beyond the basic requirements.
Senior Housing
KFAB’s senior housing is aimed at those who are 60 years old and no longer have children living at home. Registration in the queue for senior housing can be done from 55 years.
Safety Housing
KFAB’s safety housing is targeted at older individuals. Queue registration can occur from 55 years. Available apartments are rented out based on received expressions of interest primarily according to the principle that the oldest are offered first. Secondly, selection is done through queue points.
Youth Housing
You must be at least 18 and at most 25 years old to sign a lease for a youth apartment. You have the right to remain in the apartment even after your 25th birthday.
Secondary Subletting
To be entitled to sublet your apartment, you must have valid reasons. These reasons can be: age or illness, studies in another location, temporary work in another location, long-term stay abroad (at least 4 months), or special family circumstances. The reasons must be substantiated with certificates.
- The subletting should not cause significant inconvenience to KFAB.
- We approve secondary subletting for a maximum period of one year. Renewed consent can be given up to twice more with one year each time.
- You are responsible for rent payments and orderliness in the apartment and the property’s common areas. You are obliged to inform the subtenant of the property rules.
- Rent invoices and reminders are always sent out in your name and never forwarded.
- You are required to notify us of the address and phone number of your new location.
- A home insurance applicable to the apartment must be in place during the rental period.
- After the subletting is approved, we send out a written confirmation.
- You are required to sign an agreement with the subtenant specifying all parts of the rental relationship.
- The agreement must be prepared in three copies, with you, your subtenant, and KFAB each receiving a copy.
