KFAB manages over 1,800 flats in Katrineholm municipality. We offer town centre or rural, newly built and older renovated properties, in blocks or terraces. There’s plenty of choice. We provide good, healthy, value-for-money housing for all categories in the housing market.
We seek to create a safe and secure environment which you will enjoy living in and to do our utmost to fulfil our customers’ housing wishes and needs. The housing environment is something we prioritise, which is why we have introduced a system of housing wardens. The idea is to make sure you feel safe and secure as a tenant with us and are able to bring any problems you may have to our wardens.
Register your interest
With KFAB there is no housing queue. As a customer, you have to actively register your interest yourself. You can register your interest on our website where our vacant properties are presented, by phone or by visiting our KFAB Kundcenter (customer service). Offers to the applicant matched with a vacant property will normally be made in writing within 3 days.
In order to enter into a tenancy, the following conditions apply:
- You must be over 18 years of age
- You must have good references from any previous landlords
- Your financial situation must be good with a satisfactory ability to pay
- No rent arrears and/or notes on your credit record

Information to KFAB tenants
Wardens to help you
Our housing areas have wardens, property maintenance staff and tradesmen. They check and repair problems in our properties, are responsible for operation and service of various property systems, carry out minor renovation work, etc.
We want your opinions
KFAB’s aim is to have happy tenants. We want to achieve this by listening to your wishes. We are not afraid of making changes to increase well-being or comfort. If you have any ideas about your housing, whether these concern the indoor or outdoor environment, the present or the future, we’d love to hear them. Your idea might affect what housing in the future looks like. Please contact KFAB’s Kundcenter.
Optional extras
You can choose a number of optional extras for your flat. Examples include a glazed balcony, washing machine, tumble dryer, dishwasher, earthed electricity sockets, security doors, new inner doors and parquet flooring. KFAB’s system for optional extras is easy. We deal with almost everything from installation to repair of your chosen product.
Once your chosen product is installed, you pay a fee per month for each extra product you have chosen in conjunction with your rent. For some optional products a cash sum is also payable. After installation, all additional equipment is counted as standard equipment in the flat and is therefore covered by our maintenance guarantee.
To choose optional extras, contact KFAB’s Kundcenter and sign a contract for the extra products you require. To enter into a contract you must be the contractual tenant for the flat and if two people have a joint tenancy they must both also be responsible for paying for the extra product.
KFAB retains the right to make a technical assessment in each individual case of whether it is practically possible to install the optional extra.
Moving to a different KFAB property
Changes of accommodation must be preceded by a moving inspection. Ability to pay is assessed in the same way as for new tenants. The applicant must have lived in the same flat for 12 months, be free from complaints regarding payment of rent or any rules and not be in debt for unpaid repair work.
Transfer of tenancy
After testing ability to pay, transfer of tenancies may be accepted. Transfer is only permitted between members of the immediate family where the person applying to take over the tenancy is registered at the property in the population register.
Resident limitations
As a preventive measure, the following limits for numbers of residents in KFAB’s apartments apply:
1 r&k < 49 sq. metres, max. three persons
2 r&k < 70 sq. metres, max. four persons
3 r&k < 90 sq. metres, max. six persons
4 r&k < 110 sq. metres, max. eight persons
5 r&k < 120 sq. metres, max. ten persons
Exceptions may be made for families with many children.
Sub-letting
Sub-letting is subject to restrictions and may only take place in the following cases: – Education in another area – Temporary employment in another area – Long-term stay abroad sub-letting is only approved if it is for a limited period and for a maximum of one year at a time.
